Vacant Packages Include:

• Selection and installation of high-end furnishings, art and accessories that will show your home to its best advantage

The pricing of our home staging packages varies based on the size of your home and scope of your project.

All starting packages include the living room, primary bedroom, dining room, kitchen and up to two bathrooms. If you need additional rooms please contact us for a custom proposal.
  
• Starting at $1,900 for listings priced under $500,000 and under 2,500 sq ft
• Anything above $500,000 and over 2,500 sq ft, please contact us for a custom proposal

what to expect from
the home staging process

Your goal is simple: You want to get top dollar for your home as quickly as possible. Our proven process makes it easy to do just that—no stress included. Here’s how it works.

• Prior to staging day, we recommend that you have your home professionally cleaned. We are happy to offer recommendations as needed.
• Previously-discussed renovation work and fix-it projects (fresh wall paint, new outlet covers) must be complete before staging begins.
• Electricity, plumbing, and air-conditioning/heating should be turned on and in good working order.

• Our staff will arrive within the agreed-upon timeframe to begin styling your home.
• In most cases, installation will be completed in one day. Photography can be scheduled for the following day.
• To ensure a streamlined set-up, Casa Bella staff must have exclusive access to the home on staging day. Treat yourself to a cup of coffee while we work hard on your behalf. You won’t believe the transformation!

If you will be living in your home while it’s on the market, we’ll make recommendations for a trusted partner to help you pack, store and/or deliver personal belongings to your new home. When signing our contract, you will agree to keep all rented furnishings in good repair and operating condition, and will return all items to Casa Bella Staging + Design in the condition received. You will be financially responsible for any pieces that are missing or damaged at the end of our agreement term.

CAN YOU USE MY EXISTING FURNISHINGS AND DECOR?

On certain occasions, we may be able to use some of the existing pieces in your home. Ultimately, however, we will make design decisions based on what will appeal to the greatest number of potential buyers.

MY HOME IS VACANT. WON’T ADDING FURNITURE MAKE THE ROOMS LOOK SMALLER?

Actually, just the opposite! Adding furniture will make each room appear larger, and will also help potential buyers form an immediate picture of what it would be like to live in your home. Defining spaces is key since the layout of a home isn’t always obvious—especially given the popularity of open concept floor plans. 

I’M WORRIED THAT STAGING WILL MAKE MY HOME LOOK THE SAME AS EVERYTHING ELSE ON ZILLOW. DO YOU USE THE SAME DECOR IN EVERY HOME YOU STAGE?

“Stock” isn’t in our vocabulary. In addition to being high-end, our inventory is deep, wide, and ever-growing. What’s more, we take a quality over quantity approach when adding new projects to our calendar to ensure that each client receives our undivided attention. Your home will receive a custom design treatment that will help it shine both in person and online. 

CAN I HELP SELECT THE FURNISHINGS THAT WILL BE USED IN MY HOME?

It can be scary to release control of the look and feel of your home—but that’s why hiring the right staging company is key. During our initial appointment, we hope to gain your trust as we diagnose your home and prescribe a plan of action geared toward helping you maximize the sale of your property. Remember, the purpose of staging is not to reflect your personal style, but to convince as many buyers as possible that your house is actually their dream home.

WHAT IF MY HOME DOESN’T SELL WITHIN THE AGREED-UPON DECOR RENTAL PERIOD?

Our previous experience tells us that extended staging is not likely to be needed...but in the event that a contract falls through or decor is needed for longer than anticipated, we do offer the option to extend your agreement.
